The first thing a prospective buyer will do is to look at your property from the street. You may think the median strip is not your responsibility, but this will help the appeal of your suburb if it is tidy and well presented. When a potential buyer surveys your home, they know within minutes whether it meets their needs or not. This usually occurs when they first step through the front door.
 
Here are some helpful pre sale hints to assist you through this process
 
 Exterior
 
  • The appearance of the property is highly critical when it comes to buyer appeal. Touch up paint on doors, window frames. Fascia, etc .
  • Ensure the lawns are mowed, fertilized, weed gardens, trim edges and put down mulch to enhance appearance.
  • Overgrown shrubbery should be trimmed back as much as possible to show more of the house exterior.
  • Replace any damaged guttering, down pipes and remove debris.
  • Check your roof for necessary repairs.
  • Removeunwanted clutter. This makes your property look more spacious and easy to be maintained.
  • Make sure damaged fly screens, broken hinges, torn fly screens and leaking taps and toilets are repaired.
  • Ensure driveways are swept and kept clean. A clean with a pressure cleaner can do wonders.
  • Fences should be mended and painted.
  • Your swimming pool should be clean, free of leaves and have that t sparkling affect.

Interior
  • Thoroughly clean your home inside and out.
  • Have the carpets and drapes cleaned.
  • Make sure all blinds and curtains are open to create as much natural light as possible to enhance the atmosphere.
  • Ensure the kitchen is spotless, cupboards clean and all appliances neatly organized.
  • Clean all ceiling fans and vent hoods.
  • Lubricate all squeaking doors, windows and cabinets.
  • Pre pack items, which may clutter your home and make rooms appear smaller.
  • A few plants can liven up and add colour to the interior.
  • Repair any cracks or holes in walls and repaint.
  • All bathroom appliances should be cleaned thoroughly and free of stains.
  • Keep toilet lids closed.
