What you need to know

Rent

Rent is due and payable in advance – so if you pay for two weeks rent at the start, you pay every two weeks up to and including two weeks prior to you moving out.  We are happy to work with you to ensure your rent due date coincides with pay days.

Rental payments can take 2-3 days to go from your bank to our bank and rent may not be receipted in time. If rent is due on a Friday, your payment needs to be made no later than Wednesday 3pm to be receipted in time. Ensure your agent number is used so that your payment is allocated correctly.

Property Condition Report (PCR)

Condition reports are to be returned to our office with any amendments within 5 working days of the tenancy commencing. Should you not return this report within 5 days, the original report as signed at the commencement of the tenancy is taken as true and correct and it will be used to conduct the outgoing inspection.

Please submit maintenance in writing separately so that it is actioned quicker as we have 5 business days to assess the condition report on its return.

Repairs and Maintenance

We request that repairs and maintenance is submitted in writing. Email is best. Let us know if you want to be home or authorise keys to be used. When the work order is raised you will be included in the reply emails, work orders or response so that you have confirmation of our action.

We do our very best to ensure that our action is prompt and efficient. Please let us know if you haven’t received any contact or maintenance confirmation within 3 to 7 days.

 

Emergency Repairs

In accordance with Section 63 of the Residential Tenancy Act emergency repairs are defined as:

  • A burst water service
  • A blocked or broken lavatory system
  • A serious roof leak
  • A gas leak
  • A dangerous electrical fault
  • Serious storm, flooring or fire damage
  • A failure or breakdown of the gas, electricity or water supply
  • A failure or breakdown of any essential service for hot water, cooking, heating or laundering
  • Any fault or damage that causes the premise to be usage or no secure.

Should you encounter an emergency call your Property Manager. If it is after hours, call our office on 8930 6600 for the duty Property Manager. Please call a Property Manager in the first instance before calling any contractor directly.  While we do our best to be available for you it is not always possible when something URGENT happens out of business hours.  Please contact one of our trusted contractors.

Vacating

Please be aware you MUST give (minimum) 14 days notice in writing before your lease expires if you are vacating.
