4 Things to Look For in a Great Property Manager

If you are a property investor ready for the support of a Property Manager, or wanting to work with a new PM, it’s important to know what to look for when choosing the right one. Your property is an important asset, and you deserve to find a team that can help you maintain value, while providing a fantastic and reliable experience. In this Absolute Real Estate NT blog, we explore four key traits of a great Property Manager, plus how we can support you in your property journey!

1. They will know their stuff and be organised

Managing and keeping track of the needs of each property is a key skill to look for. Your Property Manager should have an in-depth knowledge of the Residential Tenancies Act (1999)your rights as a landlord, the rights and responsibilities of your tenant and your compliance responsibilities just to name a few.

Having strong attention to detail is also important as it means that your PM will be able to anticipate any repair or maintenance work that might need to happen in the future - it also means that they can alert you about it in advance.

2. They are prompt and efficient communicators

Whether you are asking a general question, or have a bigger issue to address, communication is everything when working with a PM. They should have strong communication skills and an excellent level of customer service.

This means creating good response-times and if an issue takes longer than expected, providing you with useful updates so that your matter stays prioritised and well-managed. Another thing to look for is how you are treated in day-to-day conversations. Is your PM polite and respectful? Do they listen to your needs and give you clarity? Even if your PM performs well in their role, you should feel comfortable talking to them when needed.

3. They will problem-solve and take responsibility

When managing a property, there can be challenging times and urgent needs from both the landlord and tenant. It’s important that you have someone who can take responsibility, follow through with their management strategies and resolve a matter as effectively and quickly as possible.

Finding out how they minimise vacancy rates and manage rent arrears is important too. Being able to work through the tough stuff might not be the most enjoyable part of property management but it’s very necessary and can be crucial to your experience!

4. They can adapt to your needs and property management style

Even when utilising a Property Manager, some property investors still very much want a hands-on-experience. For others, they want to be able to put their trust in their PM, so that they can focus on other areas of their life, while their investment property is running smoothly.

Either way, your Property Manager should give you the right support you need so that you can be involved and empowered to make decisions that support your property goals.
