The current Darwin rental market is challenging. The average vacancy period is 32 days and while quite high, it is an improvement on the 42 days vacant this time last year. However, to assist us in maximising your marketing strategy and the opportunity for us to lease your property quicker, we need your help. Something to consider is the difference additional information about your property can make to prospective tenants.

Floorplans, what are they?

A floor plan is a drawing to scale that shows the property as seen from above. It shows the rooms and spaces of the property.

The major benefit of having a property floor plan might be the difference needed to entice more interest in your property. Being able to see the layout of the property really helps those looking for their next home.

What if I don’t have a Floorplan for my Investment Property? 

If you don’t have one, professional photographers can design a floor plan and even do 3D floor plans! Prospective tenants find this a lot easier to understand and visualise themselves and their furniture in their new home.

How Much Does Getting a Floorplan Cost?

The prices vary depending on the size and levels of the property – however this is something that we can arrange for you, no problems.  Prices start around $110. We can even arrange for the floor plan to be transformed into a 3D plan.

Alternatively, you can obtain a floorplan from the Lands Titles Office (Insert link: Lands Titles Office) – charges and attendance apply.

Want to take your floorplan to the next level? Consider enticing interest by displaying a furnished property. The technician who does the 3D plan is also able to put in virtual furniture – this might further assist us to secure a lease in a reduced time frame.

Basic Marketing Requirements You Can’t Afford to Ignore

Many of our Investors realise the importance of two basic marketing techniques – are you one of them? It is imperative that marketing is absolutely spot on from the initial upload to the internet:  Ensure your property has professional photos and is positioned online for maximum exposure at the correct upgraded level for the necessary area.

To achieve the best result for our investors we market at Highlight and Premiere levels with realestate.com.au – where 87% of our enquiries come from. Advertising upgrading options with realestate.com.au range from $350 upwards.  Currently Premiere advertising takes up the first 4 pages – equivalent to 80 advertised properties. Highlight advertising dominates pages 5-19. 

Disregarding the current market conditions may be an expensive mistake. Not considering the trends and not paying for upgraded and well-presented advertising may mean that you pay in another way – with loss of rent. It’s important to note that advertising, photography etc. are tax deductible expenses and loss of rent is not.
